Q: Do you work full time or part time?
A: Make sure that you work with a full time agent. How much business they do is somewhat irrelevant as you would probably be the only client for a new agent and they would devote all of their time to you versus an experienced agent working with a few people wouldn't need to focus all of their attention on you because they have the experience to deal with more than one client at a time.
Q: Do you know this area well?
The idea of a neighborhood specialist is outmoded in the internet age. Anyone can become a neighborhood specialist by spending an hour on Google. However, you do want to make sure your agent’s office or home is within a reasonable distance of the area you want to buy so they can show you homes at a moment’s notice.
Q: Can you recommend a reputable property inspector?
Agents should have two or three property inspectors to recommend to you. They should be licensed contractors or certified by CREIA (California Real Estate Inspection Assoc.) or ASHI (American Society of Home Inspectors) or both.
Q: Do I need to sign an exclusive contract with you?
If a buyer’s agent asks you to sign an exclusive contract that means that they are serious about working with you and fulfilling your needs. If you can’t commit to an agent, how do you expect the agent to commit to you? The California Association of Realtors “Buyer Representation Agreement” spells out Realtors responsibilities and contractually binds them to work for you.
Q: Will you show me FSBO properties?
It is in an agent’s best interest to show you properties that are For Sale By Owner (FSBO). Most FSBO’s cooperate with buyers agents and a quick call to the seller, from the agent, can feel out if this is an experienced seller who knows what they are doing or a PITA (Pain In The A**) that is going to make things hard for you.
Take your time and find the right Realtor for you, this is a very important investment and you want to be sure you have the right agent representing you.
